Our Canopy Style Garden Rooms have a top of the range specification with all year round usage in mind. Available with a full (800mm), mid (600mm) or a half (400mm) canopy configuration, this style offers a French door arranged to one side. Also available in a RH configuration where the doors are positioned to the RH side of frontage (looking from the front).

GENERAL

Our Canopy Style Garden Rooms have a top of the range specification with all year round usage in mind. Available with a full (800mm), mid (600mm) or a half (400mm) canopy configuration, this style offers a French door arranged to one side. Also available in a RH configuration where the doors are positioned to the RH side of frontage (looking from the front).

Available with or without the overhead Canopy (see Contemporary Style). Canopy sizes of 400, 600 or 800mm available and includes canopy downlighters as standard. Offering a top of the range specification, with maximum insulation for year-round usage. The top section incorporates a soffit and UPVC fascia board with a 145mm insulated composite Roof. Lower specifications can be offered to save money such as reducing the amount of insulation.

FOUNDATIONS

Steel & Concrete Piles with adjustable galvanized legs with 6 ton ratings or pneumatically driven Steel Screw Foundations to suit ground conditions.

WALLS

Fully Insulated & Ventilated Cavity Walls comprising: Overall thickness 170mm (approx); Standard Composite Cladding or Self Coloured Exterior Render (cost option) or 19mm Cedar (cost option); Ventilated Cavity; Du-Pont Tyvek (or similar) Breather Membrane; 11mm OSB3 Exterior Grade Sheathing for rigidity; 96mm x 47mm (approx) treated C16 or C24 structural grade timber frames; 95mm (approx.) PIR foiled foam primary insulation & Sound Reduction layer; Vapour Control Membrane; 12.5mm Plasterboard and skim to interior walls; 3” primed MDF or UPVC Skirting around base of interior walls.

CLADDING/RENDER

Our standard supply is a wood fibre Composite cladding material with a manufacturers 10 year guarantee offering ZERO maintenance (see FAQs for explanation). Optional Low Maintenance Exterior K-Render in multiple colours; Western Red Cedar, Thermowood or European Redwood cladding is also available if preferred.

FLOOR

Fully Insulated Floors comprising: (minimum) All Steel Base (No Wood); 140mm Galvanised Steel Subframe; Adjustable 6 Ton rated Galvanised Legs; 80mm (approx) Foam Composite Steel Floor Panels, under boarded in Steel for rodent protection; Damp Control Membrane; 100% Waterproof Stone Polymer Laminate Flooring & Underlay.

ROOF

Fully Insulated 175mm Roof system comprising: Kingspan Composite Roof Panels;  Metal top skin in Grey, 145mm Foam insulation; 2" air ventilation gap, 12.5mm Plasterboard and skim.

GUTTERS

Black plastic gutters and downspouts connected to Water Butt with integral tap.

DECKING

Optional extra cost Composite Steps or Decking comprising: 125mm treated Floor Joists (min); Zero Maintenance Wood Fibre Composite Decking Boards; stainless steel or green coated fixings.

DOORS

Double Glazed UPVC Secured By Design (SBD) French, Sliding or single doors in Grey outside/white inside (other RAL colours no cost option) in UPVC (aluminium available as a cost option); Multipoint Insurance Rated security locking system; Pilkington's 'K' Glass as standard.

FULLY ASSEMBLED

Your Garden Building will arrive with our trained installers ready for full assembly by us on our own concrete pile foundations (excludes interior decoration and armoured electrical mains supply cables and connection of incoming supply, priced extra if required due to variable site requirements). Purchase Options

FULLY ASSEMBLED OPTION - Your Garden Building will arrive at your chosen address with our trained installers. We will provide specialist pile foundations and will fully assemble your building, including internal plaster skim and electrical wiring to our RCD electrical consumer unit. Please note, we will not provide any interior painting nor an external electrical supply from your house to your new Garden Building unless contracted to do so separately. Base Recommendations

BASE REQUIREMENTS & OTHER IMPORTANT INFORMATION

In order to ensure that your RUBICON™Garden Building is installed in the correct manner it is important that the following Requirements are understood:

1) Ground conditions must be suitable for the installation of concrete pile foundations or cast in-situ concrete pads unless a suitable existing concrete slab is already in place. We can advise on this during our FREE site survey

2) Our quoted price for your RUBICON™Garden Room assumes that the area where the Building is to be fitted is reasonably flat. Although the feet of the building are adjustable by up to 18" there are limits which can incur additional costs. We will identify if this is the case during our FREE Site Survey.

3) From a Planning Permission perspective, most of our buildings can be fitted right up against your neighbouring walls or fences. However, we normally require a minimum of 600mm (2') clearance to three sides (unless you have permission from your neighbour for us to access via their land) and usually 2m to the front elevation of the building to facilitate access for assembly, and to allow us to take the necessary Health and Safety precautions on behalf of our fitting teams.

4) Some components of our buildings are very large and heavy, such as the panel assemblies which can be up to 10' x 4' and 200mm thick weighing in excess of 60 kilos. Consequently, it is important that access to site is unencumbered and free of obstruction. Please note: Access to site via an internal route through an existing building is not usually practical or permissible - check with us first.

5) Vehicular access to the front of the property at which the Garden Room is to be installed needs to be suitable for a large delivery vehicle, with adequate space for unloading large quantities of material. Talk to us if you think this may be a problem - we can usually find a solution...!

6) The area where your Garden Room is to be assembled should not be overgrown by hedges, trees, vegitation or other material obstructions or debris such that would impede our installation team, cause them potential physical harm (hawthorn hedges etc), or undue delays in having to clear the site and surrounding area prior to starting work.

7) You will need to ensure that there are no overhead or underground services such as electricity, water, telephone, gas or drainage which will impair our ability to install your Garden Room on the proposed site. Again, we can help to confirm this during our FREE Site Survey visit.

8) We will require access to a suitable 240v 50Hz mains electricity supply and mains running water for our staff during normal working hours, typically from 8:00am to 6:00pm each working day.

Delivery Info

We now only supply/install within approx. 60-70 mile radius of our Deeside base (CH5). Delivery is FREE within this area.

On average your Rubicon Garden Room will be completed within a 10-15 day period, depending on complexity.

The Small Print

Whilst our Garden Room specifications are very comprehensive there are a couple of items NOT included in our standard range prices for the reasons stated below. However, these services can be priced for on an individual basis and included at extra cost if the Customer so wishes:

1) Supply, routing, trenching and connection of armoured cabling required to facilitate the electrical connections between any existing 240v supply (from your House for example) and the Garden Building's Consumer Unit.

Reason: As every installation varies, it is impossible for us to provide a standard price for this service but can quote following survey.

2) Supply, routing, trenching and connection of any Water, Drainage, Gas, Telephone, Internet or other such Utilities.

3) Clearing of ground and/or removal of debris and any other physical ground or overhead obstacles, other than light surface soil and vegetation, needed to enable the efficient and timely installation of your Garden Room

Reason: As every installation varies, it is impossible for us to provide a standard price for this service.

4) Painting and decorating of interior walls, ceilings and woodwork.

Reason: It takes plaster skim about 7 days to dry (may be longer in colder weather) and for us to return to site to carry-out this work would cost more than either doing it yourself, or employing a local firm to do it for you. This helps us to keep the costs of our standard products down.

5) Carpet, Tile, Laminate or other types of floor coverings.

Reason: Our standard fit is an industrial grade P5 water resistant rated 22mm thick interlocking floor system. This is a perfect subsurface for any type of floor covering, including ceramic tiles, laminates or carpets. As the types and colours of floor coverings vary so much, it is impossible for us to provide a standard price, as you will most likely want to make a personalised choice. It will be more cost effective for you to contract a local supplier for this service, although we will do it for you if you wish.
